Once space needs and investment parameters are identified, we will enlist the assistance of our design team, either a licensed architect or our residential design consultant, to draft preliminary floor plans and elevations. The individual we choose to collaborate on the design depends upon the scope of the project.
If a client's home is within the boundaries of an Historic District, design considerations will require compliance with historic district regulations and require approval by the Historic Preservation Commission. Wallace possesses the expertise to advise the client concerning the various challenges historic district designation presents, and will represent the client throughout the historic hearing process. Depending upon the classification of the property as either historic or not, clients represented through the historic process should expect to spend three to six months before a conceptual design is approved. Once a conceptual design is approved, either by the Historic Preservation Commission or by the client when design is not regulated by historic guidelines, we will move forward with construction drawings and a detailed cost estimate. Because of the nature and scope of our work, our construction contract and price is based upon the actual cost of materials and subcontracted labor, plus a management fee. A client should expect to invest $2,000-9,000 during the conceptual design phase and between $150 and $250 per square foot during the construction phase. A client's investment is, however, heavily dependent upon the scope, size and complexity of the renovations, as well as the fixtures and finishes selected.
Throughout construction, Wallace and, if the client desires, an experienced residential design consultant, are available to assist the client with material selections. We work primarily with real wood, natural materials, and specialty finishes hand selected for their natural beauty. Wallace personally oversees and manages his experienced crew and subcontractors to ensure outstanding results. The end product is a spectacular, unique, and beautiful space both inside and out that clients will enjoy for years to come.
